Set in a 20 acre gated countryside park, Laugharne Lodge, being at the far end, is the best situated lodge on the park. The lodge enjoys three sides of country views. This truly individual Lodge was exclusively designed and built in conjunction with its owners just two years ago.  It is offered for sale fully furnished and ready for immediate occupation. The property borders the Newbury Race Course to the West, farmland to the South and a bird sanctuary and lake to the north.

In addition to its unique position, at 50 ft long, it is one of the very few three bedroom, three bathroom lodges around with sleeping accommodation for six adults. It has been specifically and personally designed in every aspect. Every item from curtains, bed linen, the kitchen, the furniture and object d’art/pictures have been hand chosen by the owners, making it special in every way.

The master bedroom with a queen-size bed, a wall mounted flat screen TV/DVD, floor to ceiling fitted cupboards and a spacious en-suite shower room. It has French Doors opening onto a small patio with ‘bistro style’ table and two chairs.

It has two bright twin bedded rooms, one of which is en-suite. The third bedroom has the family bathroom (with bath/shower) immediately opposite. All the beds are provided with ‘Forever England’ quilted covers and matching pillows cases

Throughout the property light wooden flooring provides a stylish and practical feel, whilst the carefully selected wall pictures/objects d’art throughout add to the character of the Lodge.

The open plan kitchen is fully equipped with cooker, hob, microwave, fridge/freezer, dish washer, clothes washer /dryer, espresso Coffee Machine and even a wine cooler; all set around an attractive breakfast bar. It has a generous supply of cutlery crockery, glassware, kitchen tools and cooking equipment. The lodge has full gas central heating, although the lodge construction material is of the highest insulation standard and the heating is barely needed.

The dining area which, together with the sitting room, has windows or French Doors, leading to the decking area, which with three sides makes it very light and airy. It has a 6 seater dining table with upholstered chairs and a sideboard. 

The sitting room has a 3 seater settee and three armchairs, two side tables with stylish lamps and a coffee table, making this area both homely and modern. The warmth of a Gazco remotely controlled electric flame-effect fire beneath the television area (flat-screen TV, sound bar and DVD) adds to the cosy atmosphere in the winter. Around two sides of the seating area are attractive especially designed shelving units.

Outside there is spacious decking running around two sides of the property. On one side is the BBQ/entertaining area with the six seater hot tub and the rattan table, chairs and sun umbrella.  The other decking area houses a separate breakfast balcony outside the master bedroom.

About the park / location

Cherry Bird Country Park has just 25 well spaced lodges set in 25 acres.

It borders on one side a bird sanctuary, Newbury Racecourse on another and farmland on the other two. It is set centrally between the M4 and M3 in Berkshire making it approximately a one hour journey by car or train from Central London. This position allows access to the very heart of the Cotswolds and a vast choice of places to see and activities to access.

The Park lies alongside the Kennet and Avon Canal (joining the Thames at Reading with the Severn Estuary at Bristol providing over 100 miles of navigable waterway) and has within its immediate grasp :

• Highclere Castle - Downton Abbey (11 miles)
• The world famous Watermill Theatre (4 miles)
• The historic market town of Newbury (2 miles)

Literally, just up the lane there is the beautiful Newbury & Crookham Golf Club which offers green fees, just one of many in the area.

At the top of the lane is the recently opened amazing Greenham Common control tower, fascinating for all the family. The Park is surrounded by the world of historic and beautiful central England. There are several places to fish, to boat and being the home of British Horseracing, just on the doorstep at Lambourne, the sight of powerful racehorses going through their paces across the gallops here is an unforgettable experience. If your taste in horses is more sedentary, there are many equestrian centres nearby providing riding for all levels of riding skills.
