Situated lakeside, Lodge 150 has ample parking (three cars + boat and trailer) and provides the perfect surroundings to relax with views across the lake.

The spacious lounge offers a contemporary feel with modern fabrics and light wood tones. A large bay window and sliding patio doors which, overlook Lake Windermere, bringing in plenty of natural light adding to the bright, fresh feel of the lodge .

A spacious patio area is home to patio furniture and BBQ/log burner.

The fully central heated lodge has a modern kitchen design with a wealth of practical storage and worktop space with an integrated gas hob, oven/grill, microwave, fridge, freezer, dishwasher and washer/dryer. In addition there is a well appointed family bathroom and shower room and en-suite facilities off the main bedroom. The second bedroom sleeps three comfortably (bunk beds and single bed) and can be expanded to four by way of a truckle bed. Each bedroom has a walk in wardrobe with heating.

A flame effect electric fire and comfortable furniture complete the package. The lounge also contains two sofas one of which converts to a bed settee when required allowing for additional two person occupancy.

The current owners are selling lodge complete with all bedding, crockery, cutlery, towels, outdoor furniture and BBQ/log burner.

About the park / location

Nestling on the slopes of ancient woodland, Hill of Oaks offers exclusive lake frontage for almost one mile along the shore of Lake Windermere in the Lake District National Park.

The Park has excellent facilities for private holiday homes and lodges with easy access by public transport to the main towns of Bowness and Windermere. Connections by cruise in the main season to Lakeside Pier are also available.

The main reception and onsite shop are located by the lakeshore. The fully licensed shop is open daily through the season and has a fine selection of provisions including newspapers, milk, eggs, alcoholic beverages as well as a selection of recreational goods. It also sells and exchanges Calor gas. There is a host of local information, visitor attraction leaflets and walking information including the Park's own wildlife walks through woodlands. Outside reception, opposite the boat park, is a landscaped lawned area leading down to the lakeshore, with benches and picnic tables. There is a Wi-Fi hot spot located near main reception and this is available throughout the park (service is chargeable).

The main launching slipway and Piers are located near the main reception building. During the main season, there is a ferry service by Windermere Lake Cruises that operates between the twin piers on park and Lakeside Pier on the opposite shore. Dogs are welcome throughout the park on a lead and there are designated dog walks around the park and a dog off lead area. Location and private boating facilities for Holiday Home owners are available. The Park is conservation orientated with managed woodlands providing a natural environment for a rich biodiversity of animals, birds, flora and fauna. The Park has various bird stations and Owl boxes throughout the site. As a result of its dedication to the environment, and continued effort towards sustainable tourism practices, it continues to be awarded 5 star status by the English Tourism Council and the highest conservation accolade – Gold – by the David Bellamy Conservation Awards. provide one of the most idyllic locations within the Lake District National Park.
