The seating area has an integrated contemporary convector heater and a wall-mounted LCD Sat TV above with an integrated DVD player below.

Double glazing throughout. Double glazed patio doors open onto the spacious front decking.

Outside is a luxury hot tub fitted into the large decking. The decking links to the side access steps. leading from the parking area to the main door on the side. Access to the expansive parkland with mature trees to the front of the South facing lodge is via gated steps.

About the park / location

The Park is set in wooded parkland with majestic trees on extensive grounds. Owned originally by one of the Hemmingway family it offers seclusion, privacy and tranquillity.

Enjoy the wildlife and peace that surrounds the lodge. Occasionally visited by deer and rabbits and flown over by migrating geese from nearby Roadford reservoir.

The Holiday Park is close to Roadford lake and the Roadford Lake visitor centre. It is a short distance from the sailing club, providing various outdoor waterborne activities, including fishing. Different classes of dingy can be hired or launched from the slipway. All the various dingy sailing courses are available. There is an outside climbing experience and an indoor climbing wall. Storage is available for dinghies.

There are many walking and cycling trails including the Tarka Trail.

There are nearby coarse and trout fishing lakes.

A short drive away are the surfing beaches of north Cornwall and the vast sandy beaches of Bude and Widemouth Bay. In the opposite direction is Dartmoor with wonderful walks, views and hidden gem pubs.

Around the Park, there is a great choice of places to eat out. Local gastro pubs and quality restaurants in the surrounding villages and market towns with farm shops selling delicious local produce.

This exclusive Holiday Park is between Holsworthy and Okehampton a little way off the A3079. The lodge can be let out through the Park management who will take care of marketing, welcoming and servicing the guests. Cleaning and checking after guests and operating and treating the hot tub. The park staff can also carry out any maintenance.

The Holiday Park is open for 11 months, closing in January. No council tax is payable. Park licence end date is 2107. Site fees are payable each year of approximately £3492.70 + vat.
